Hartlebury Trading Estate launches refurbished industrial opportunities
General News

Asset managers for Hartlebury Trading Estate have undertaken a refurbishment project across two recently vacated units at the site as part of their commitment to upgrading properties across estate to maintain its reputation as on of the leading high-specification mixed-use estates in the Midlands.
The Estate, which benefits from first-class security and is well appointed for the UK motorway network, reports consistently low void rates throughout the site, with units that become vacant being overhauled to ensure they are in an excellent condition for new occupiers.
Rupert Jeffries, of asset managers Collingwood Rigby, said: “In-keeping with the ongoing shortage of high-quality industrial stock throughout Worcestershire, there has been a very strong demand for space at the Estate in recent years, and we have an ongoing commitment to maintaining the high-specification facilities that the business park prides itself on, which includes upgrading buildings at the estate as they become vacant.
“Further to that, we have recently overseen the refurbishment of units 15A and 15B, 17,834 sq ft and 12,639sq ft warehouse opportunities respectively, both of which benefit from brand new fitted offices and toilets and canopy loading areas, and have been fully upgraded to provide new electric roller shutter doors of 4.2 by 4.5metres, new PIR LED lighting and roof lights, along with 5.5metre eaves with a 4.5metre minimum working height.
“The units are now available for immediate occupation, and can be let separately, or combined to create a 30,473 sq ft opportunity,” he added.
The refurbishment is latest investment at the Estate further to the completion of Hartlebury 45, a 45,000 sq ft sustainable mixed-use development completed earlier this year. Developed to meet the demand for high-specification mid-box opportunities within the region, the warehouse was delivered to an EPC A rating and BREEAM ‘Very Good’ standard, and offers maximum floor loading of 50kN/m2, an internal height of 10m, a 50m yard area, fully fitted office accommodation and 61 car parking spaces.
Rupert added: “As Worcestershire’s largest commercial estate, we are committed to providing a diverse range of opportunities for occupiers of all sizes, all of whom are attracted to us due to our parkland setting and superb security arrangements as much as the calibre of buildings we can offer.”
Occupiers include DPD, TNT, Worcestershire County Council, EDM Group, and Forest Garden.
