D & B Opportunity Adds To Available Prime Industrial Space At Hartlebury

Operators of a booming industrial estate in the sought after M5/M42 corridor have secured planning permission to grow the estate further.

Joint agents Halls Commercial and Harris Lamb are marketing a design and build opportunity for 40,000 sq ft of manufacturing and distribution warehouses on the north of Worcestershire’s Hartlebury Trading Estate, owned by the Schroder UK Property Fund.

It is the largest available site on the estate, created when asset manager Rupert Jeffries of Collingwood Rigby secured planning consent for the new build.

It makes a potential total 133,000 sq ft of much needed industrial space available at Hartlebury, alongside two adjacent units in the east of the estate freed up by the relocation of Forest Garden following the regearing of the anchor tenant’s lease.

Jeffries said: ‘We had reached a historic occupancy rate high of 98% on the estate so needed to do something to create more space and meet pent up demand for well specified & well located units.’

That led him and the owners to apply for planning to build the 40,000 sq ft of single storey industrial warehouses.

A new estate office is also planned and amenities including a convenience store and a boardroom for piecemeal rent by tenants.

The 180 acre estate is let to over 80 tenants including Fedex, TNT and Just for Pets, across 182 units totalling 1.45 million sq ft.
